The Hidden Market

Working as a consultant for Belgian, German, English and Dutch buyers, I am very often contacted in our region by Italians who want to list their house for sale and willing to inform me firstly about it.



Because it has been heard that "La moglia del Pilota", the wife of the Pilot, mainly works with foreigners and works somewhat differently than the traditional Italian real estate agent.


"My" fellows, the Italian locals, are hoping I know a foreigner who could be a good match for their home and at the same time, it adds some spice to the village life !




Often, these properties are not at all suitable for the foreign market (Not a hilltop view, there is some work to be done or it is in the middle of a tiny miny village, ....)

Once in a while, there is something that could be of interest for one of my clients.

These properties are often not yet listed with the real estate agencies, off course I keep them all in mind ;-)


That's why I can occasionally propose an option that is not (yet) on the market. The so-called Hidden Market is reresentating about 20% of the total market and is big enough to be considered!


I know of a few B&Bs that are not officially for sale for commercial reasons, a well-functioning farm that is to be taken over, beautiful lands that can be sold and a few small properties that I find quite interesting in terms of location. I think of a recently visited charming "pied a Terre" house, strategic location yet not a hilltop position, well hidden in the green hills without being isolated from the world and sold directly by the owners, an Italian Musical Couple, moving to Firenze for work.
