I was wondering the other day, whilst peaking with my client, why people tend to be so
suspicious when they see low vending prices, for properties that should be more expensive.
The answer is simple: Italian Culture is very family minded, and they love to keep property within the family for their children and/or grandchildren. However, since the last 20 years, less and less children were born (Italy has one of the lowest Birth rates of Europe!) which means that family properties are heritated by few people.
I hear you thinking: Great! Italians become rich!
This is NOT true, these people are often not able to invest in all their properties in order to keep them in a good condition. Add with that the actual economic situation, and they are selling for low prices, rather than spending money on the heritated house of Zio Roberto who passed away 7 years ago. Sad story, but often true...
This said, looking from the buyer point of view, this is good news! And buying property in Italy becomes easier than 15 years ago when I decided to move in Piemonte.
Social networking is only getting easier to get in touch with agencies and you barely need to move if you want to buy a house.
The only thing that wasn't available when I bought my "to be restored" farmhouse 15 years ago, was a trustful person, a "down on earth" individual - I was totally in love with the property and wanted to buy at all costs - protecting my wallet and thinking from a "buyers" point of view. I've bought the property through a real estate agency, they did give me some assistance and was dragged through the acquisition proces, but it could have been so much easier and less painful if I had this trustful counsellor!
Even after the acquisition, as a true good Belgian citizen, I'd like to make up my budget for the renovations in the house, I had nobody showing me the small but important things to count in when you start renovating, a proper buget calculation before the acquisition would have been worth gold !
